The City of Albemarle's Public Housing Department has an immediate need for additional landlords to participate in the Housing Choice Voucher Program. There are two key benefits for landlords in the program: financial and personal. Participating landlords have a guaranteed source of income when they participate in the program. Becoming a landlord in the Housing Choice Voucher Program is also a personal opportunity to make a positive impact on the people who live in our community.

Common misconceptions about the Housing Choice Voucher Program:

Myth #1

Tenants won't take care of the property.

FACT:

According to survey data from the past three months, 87% of landlords in Albemarle’s Housing Choice Voucher Program reported that there were no problems with property upkeep. The same survey found that 91% of landlords reported that properties were clean and did not have any damage reports. Landlords participating in Albemarle’s Housing Choice Voucher Program often ask to place additional properties in the program.

Myth#2

Tenants don't work or have a source of income.

FACT:

Out of the 182 tenants in our current program, 174 participants have jobs or a source of income such as disability or social security that enables them to pay their portion of rent responsibility. Currently, Albemarle’s Housing Choice Voucher Program pays full rent for only 8 participants.

Myth#3

If a tenant has to pay a portion of their rent, they’ll be unlikely to pay their landlord.

FACT:

According to survey data from the past three months, 83% of tenants in our program paid the full portion of their rent responsibility on time. The survey also found that the 17% of tenants who paid late, paid the full portion of their rent along with late fees.
